Home Staging Do's and Don'ts

Hi, I’m Sandra Avila with Coldwell Banker, Algerio Q-Team Realty in Elko, NV and I am here to provide some helpful insight for staging a home. When selling a home, first impressions matter. In fact, a Coldwell Banker survey found that staged homes sell twice as fast. Here’s a list of staging Do’s and Don’ts to help you prepare your property for listing.

Do

  • Think about curb appeal. You need buyers to want to come in. In the summer, basic landscaping, such as mowing the lawn or removing weeds, does the trick. Make sure porches and patios are neat and tastefully decorated with planters and furniture. During the winter season, clean the driveway of any snow or ice.
  • Lighting is crucial. Make sure to turn on lights and open blinds and curtains during the day and turn on lamps during the evening.
  • De-personalize by removing family photos, trophies, souvenirs, and children’s artwork.
  • Declutter. This is by far the most important step. Organize every nook and cranny including closets, cupboard and drawers. Clear the path so that the space flows and paths of travel are not blocked. Unnecessary objects shouldn’t obstruct paths around the house.
  • Place only a few pieces of furniture in each room and pull them away from the walls to make the room look bigger.
  • Keep kitchen immaculate and kitchen countertops clutter free.
  • Place a mirror in a location close to the front door so that prospective buyers can see themselves in your home.

Don’ts

·         Don’t crowd a room with large furniture, especially a bedroom. If your king size bed is too big for the bedroom, replace it with a queen bed.

·         Don’t mask odors with candles and perfumes. Have a professional cleaner remove the pet smells and stuffy scents.

·         Don’t use bold colors. Use neutral colors that flow nicely from one room to the next.

·         Don’t confuse a room’s purpose. A bedroom should look like a bedroom, not a home office.

·         Don’t have a dirty house.
